ADG identified the opportunity and assembled the development team which purchased this 26 story building which previously housed the Intercontinental Hotel and the Ritz-Carlton Hotels. The project consisted of redevelopment of this 145,000sf luxury hotel into 76 2000sf luxury coop units, with the addition of three new Penthouse floors to the building. The project features an irreplaceable Central Park South location with proximity on New Yorks Billionaire Mile near The Plaza, the Ritz-Carlton, the Westin Essex House/St. Regis and the Helmsley Park Lane.

L5 was the second development following the successful construction of Loft 5. L5 was fully entitled and ADG Development sold its interest in the project in 2007.

Located on the Upper East Side of Manhattan, The Whitney Condominium is a 22 foot wide luxury town home with 5 units. Built at the turn of the 19th century, the building features a unique historic facade outstanding detail such as the delightful original wooden elevator cab.

ADG unlocked value of this distressed condominium and set legal precedent through the systematic acquisition and consolidation of several separately owned condominiums within the building returning it to its highest and best use as a distinguished luxury town home. ADG invested and managed the project for its own account and additionally conducted a detailed historic renovation of the façade, building systems and interiors.

Residential loft development
SoHo, New York

Located in the heart of the SoHo Cast Iron Historic District, directly across the street from The SoHo Grand Hotel and neighbors some of SoHo’s finest shopping and restaurant establishments. The project included the restoration of a 19th Century and 20th Century building, while at the same time the construction of a new loft building.

ADG purchased the site and obtained permits prior to selling its interests in the project in 2008.

Luxury Coop Conversion,
Manhattan

Located in Clinton, formerly Hell’s Kitchen. Loft 55, a residential coop building which brought loft-style living to the Hells Kitchen neighbourhood. Proximity of the new Time Warner Center, Lincoln Center and the Theater District appealed to buyers.

Loft 55 signed a 99 year ground lease with the building owner, then proceeded to subdivide the building and sell condop apartments. The lease was placed into the coop fees with the result that the developer never paid for the site and was able to sell the real estate nonetheless.

Modern Lofts

ADG Development purchased 10 acres on Las Vegas Boulevard and developed 272 condominium units, 5 swimming pools, a clubhouse, fitness center, meditation garden, fire pits, saunas and hot tubs. ADG Development broke new ground in Las Vegas with Loft 5, the first true urban modernist project of its kind in Nevada.
