ADG unlocked value of this distressed condominium and set legal precedent through the systematic acquisition and consolidation of several separately owned condominiums within the building returning it to its highest and best use as a distinguished luxury town home. ADG invested and managed the project for its own account and additionally conducted a detailed historic renovation of the façade, building systems and interiors.

The project will include the restoration of a 19th Century and 20th Century building, while at the same time the construction of a new loft building. Located in Clinton, formerly Hell’s Kitchen. Loft 55, a new residential coop building on a 99 year ground lease, brought loft-style living to the area. The lobby offers 16-foot ceilings, pendant lighting and modern steel and wood décor. State of the art security in the form of a cyber doorman is run by an off-site security company which monitors and controls front door access to Loft 55 via a video monitor. All the lofts in this 24-unit, seven-story building have 12-foot ceilings. Studios sold out at $450,000, one-bedrooms at $550,000, and two-bedrooms at $650,000. The penthouse, a two-bedroom, two-bath apartment with a separate studio, gas fireplace, and skylight, and 1,000 square feet of outside private terrace at $1,995,000. The building attracted young professionals – singles and couples in their late 20s to early 40s and the proximity of the new Time Warner Center, Lincoln Center and the Theater District appealed to buyers.

A 26-story building housing the Intercontinental Hotel. Located on Central Park South between 6th and 7th Avenue.

The development team purchased this 26 story building which housed the Intercontinental Hotel and previously the Ritz-Carlton Hotel on Central Park South. Located directly in the center of Central Park South between 6th and 7th Avenue, directly across from the main entrance to Central Park, the project features redevelopment of this 145,000sf luxury hotel into 76 2000sf luxury coop units. The project features an irreplaceable Central Park South location with proximity to the Fifth Avenue retail corridor, Carnegie Hall, Lincoln Center, Museum Mile, Broadway and Columbus Circle. Neighboring buildings include The Plaza, the Ritz-Carlton, the Westin Essex House/St. Regis and the Helmsley Park Lane, all among New York’s finest hotels. The hotel was a luxurious and sophisticated 18th century English Manor style building with an opulent lobby featuring extensive marble throughout, unique architectural details, extensive collection of tapestries and valuable antiques. Originally constructed circa 1927 as a residential building, during the mid-1980s the Hotel was converted to a Ritz Carlton until August 1997 when the Hotel was affiliated with the Luxury Collection, managed by Starwood until 1999, when it was acquired by Six Continents and converted to the InterContinental Central Park South.

ADG was Co-Sponsor of the Intercontinental Hotel conversion project. ADG identified the opportunity and assembled the development team and   negotiated transaction terms and structure, including a 99 year net lease.
